Project Description

This mixed-use entertainment complex represents the most appropriate use for a 116-acre parcel in the Melbourne Docklands redevelopment area. The site includes:

  • A 40-acre gated theme park incorporating 20 entertainment venues and a variety of thrill rides, children's events, and related theme shows. These elements are organized around a large pedestrian plaza with a 10-acre lake at the center.
  • A city-walk promenade stretching 1/3 mile along the water's edge, creating an exciting new harbor front with a hotel, cinemas, retail stores, restaurants, and cafes, overlooking the marina.
  • A 350-room medium-rise hotel anchoring the entryway into the promenade.
  • A major TV and film studio complex with backlot access for controlled public viewing.
  • Parking for 5,000 cars, a service and emergency loop road, and staging for tourist bus parking.

This major entertainment precinct serves an unfulfilled need for the Melbourne harbor area while generating substantial revenues. It interfaces with the pedestrian flow from both downtown and the stadium area, and is a compelling draw for local residents, regional visitors, and tourists. While helping integrate and enhance the assets of the waterfront with the city's growth, it provides convenient, stimulating, and attractive options for quality entertainment and recreation, both active and leisure.
